Find a cleaning company that uses a checklist

A cleaning checklist is worth its weight in gold when it comes to an end of tenancy clean. During the handover process, most landlords and property managers use checklists to ensure that the entire property is up to standard. This ensures that the property can be put on the market straight away.

If any areas don’t meet these standards, the landlord can add additional cleaning charges to your security deposit to put anything right. A professional cleaning company will use the same cleaning checklist throughout the end of tenancy clean to ensure that all high standards are met, that the property looks perfect and that you receive your entire deposit back. So, make sure to ask whether the cleaning company you intend to use for your clean uses a cleaning checklist.

Ask what cleaning services are included in the end of tenancy clean

Most cleaners in London have a standard end of tenancy clean that you can then add to if needed (more on this in a moment). That “standard” clean, though, should include pretty much everything that a property needs to get it ready for handover. It is likely that carpet cleaning or window cleaning, for example, won’t be included in the “standard” clean, but for most properties, an end of tenancy clean from any good quality cleaning company will provide everything they need to ensure handover goes smoothly.

When booking in for your end of tenancy clean, ask them about the process. What is included in the standard end of tenancy clean, and what are the optional extras. This ensures you know exactly what the company intends to do when they arrive.

What optional extras do you need?

Does your tenancy agreement state that you need to have the carpets cleaned before you move out? If you have pets in your home, it is likely that the carpets will need to be cleaned. What about the windows? Some tenancy agreements state that tenants should keep the exterior of the windows nice and clean. If the white goods were provided by the landlord, do these need to be cleaned?

Take a look at your tenancy agreement, or ask your landlord or the property manager about what you need to have cleaned before the handover. Then ensure that the cleaning company you use can provide all of the optional extras you need to make the property perfect.

Does the cleaning company offer customisable end of tenancy cleans?

Usually, we would be all for a customisable cleaning session. For any other house cleaning service, a tailored session is excellent. For a regular house cleaning session, for example, it is excellent to have flexibility, so the cleaner can really do all of the tasks you want them to.

However, end of tenancy cleans should never be customisable. Landlords and estate agents follow a very strict cleaning checklist during the handover process, and any cleaning company worth its salt should do the same. This ensures that every area of the property is perfectly in line with this checklist, and this ensures that you’ll receive your deposit back in full.

Now, it is perfectly acceptable for cleaning companies to offer additional cleaning services (like the ones we mentioned above). These are offered as additional services because there are some properties that don’t require them. But the most basic end of tenancy clean that a cleaning company offers should not be able to be changed. If the cleaning company you intend to use for your end of tenancy clean allows any kind of customisation to its standard end of tenancy clean, we’d recommend looking elsewhere. It’s often a good indication of an end of tenancy clean that won’t match the very high standards of landlords.

Does the cleaning company offer a guarantee for the work?

Lastly, if your landlord notices something on handover day, will the cleaning company come back and put it right? Professional cleaning companies offer a guarantee for end of tenancy cleans, and will return to the property if there are any issues with the cleaning service they have provided.

Now, a cleaning company needing to return to a property is really rare, as long as they have followed the cleaning checklist and the additional cleaning services have been added, but it can happen. Finding a cleaning company that is willing to come back and even offers a guarantee for its work ensures that handing over a rented property is really stress-free.
